As neighbourhoods grapple with the challenges posed by vacant houses, Ontario has taken a groundbreaking step towards creating a brighter future for housing in Canada. The Affordable Housing Innovation Fund, a $200 million program, is set to propel the affordable housing sector into a new era by fostering innovation in building techniques and funding models.


Creating the Next Generation of Housing:

Since August 2022 the Affordable Housing Innovation Fund is not just a financial injection; it's a catalyst for change. With a focus on generating innovative approaches to affordable housing, the fund aims to contribute to the fight against homelessness while simultaneously promoting the development of inclusive and accessible communities.


Fund Criteria and Objectives:

To qualify for support from the Innovation Fund, applicants must meet specific criteria that align with the fund's objectives. These criteria include the development of at least five new affordable units, renovations or retrofits, implementation of innovative design or financing models, and a commitment to maintaining unit affordability for a minimum of 10 years.


Affordability, a key metric for the fund, is defined based on the criteria of the municipality where the project is located. If such criteria are unavailable, the provincial standards come into play, ensuring a tailored approach that addresses local needs and challenges.

Driving Change and Disruption:

Unlike traditional funding programs, the Affordable Housing Innovation Fund is designed to disrupt the industry by supporting novel ideas and approaches. It provides flexible financial support to test a range of innovations, fostering an environment where experimentation is encouraged. The fund seeks to leverage new partnerships and encourages participation from a diverse array of stakeholders, including the private sector, not-for-profits, community housing organizations, co-operatives, municipalities, provinces, territories, Indigenous governments and organizations, and social investment organizations.


Rent-to-Own Stream: A Path to Homeownership

Recognizing the importance of empowering renters to become homeowners, a portion of the fund has been allocated to the Rent-to-Own stream. This initiative assists developers and providers in helping renters transition to homeownership, thereby addressing a critical aspect of the housing cycle.
